As the center of Canyon County and one of the biggest cities in Idaho, Nampa pairs a historic downtown with a steady stream of new building. Buyers here frequently find that their budget stretches further than it would in Ada County.
The city is where you'll find Lake Lowell and the Deer Flat National Wildlife Refuge, along with the Ford Idaho Center, the venue for concerts and the Snake River Stampede rodeo.
Homes in Nampa range from long-established neighborhoods in town to newer subdivisions, plus properties on bigger lots out toward the edges of the city and around Lake Lowell.
Compared with Ada County, prices here are often lower, and larger lots tend to be easier to come by.
Canyon County has traditionally been priced below Ada County, and Nampa sits a little farther from Boise, so buyers often come away with more house or more land for the same money.
You can wander the shops and restaurants downtown, see a concert or the Snake River Stampede at the Ford Idaho Center, or go boating and hiking around Lake Lowell.
As of November 2026, the median asking price for a single-family home in Nampa is $495,900, about $241 per square foot, with 569 homes listed for sale.
The typical listing in Nampa has been on the market 70 days, and 48% of listings have had a price reduction.
